虽然房地产低迷可能减少新房设计需求,但旧改、消费升级、技术应用和新兴市场可能提供新机会。失业风险存在,尤其是对缺乏竞争力的设计师,但整体行业不会大规模失业,而是结构转型。设计师需要提升技能,适应新技术和市场需求,比如学习可持续设计、智能家居整合等,同时拓展服务领域,比如商业空间或养老设计,这可能更稳定。

房地产转型的新机遇

房地产行业降温(如新房交易量下滑)可能减少传统家装需求,尤其依赖新房市场的设计师可能面临项目减少。但危机中可能也蕴藏着一些新机遇,以下是设计师应对行业变局的转型方向。

The cooling of the real estate industry (such as the decline in new home transactions) may reduce the demand for traditional home decoration, and designers who are particularly dependent on the new home market may face a reduction in projects. However, there may also be some new opportunities hidden in the crisis. The following are the transformation directions for designers to cope with the changes in the industry.

(1)旧房改造(城市更新)

近年来,随着国家旧房改造政策的全面推进,存量房翻新需求激增,室内设计行业正迎来新一轮增长点。政策鼓励老旧小区改造,业主更关注空间功能性(如适老化、收纳优化)而非单纯美观,设计师需强化空间规划能力。

旧改浪潮下,设计师的角色正从“美学创作者”转向“生活解决方案提供者”。唯有紧跟政策、洞察需求,才能在这片蓝海中抢占先机。

In recent years, with the full-scale implementation of the national policy on old house renovation, the demand for the refurbishment of existing homes has soared, and the interior design industry is experiencing a new round of growth. The policy encourages the renovation of old residential areas, and homeowners are more concerned about the functionality of the space (such as aging-friendly and storage optimization) rather than just aesthetics. Designers need to enhance their spatial planning capabilities.

Under the wave of urban renewal, the role of designers is shifting from “aesthetic creators” to “providers of life solutions”. Only by closely following policies and understanding demands can they seize the initiative in this blue ocean.

(2)乡村振兴(设计下乡)

在乡村振兴战略持续深化的背景下,室内设计师迎来从城市存量市场转向乡村增量市场的重要机遇。设计师可以从非遗元素现代化转译、乡土材料创新应用、行为场景还原等方面着手。

Under the background of the continuous deepening of the rural revitalization strategy, interior designers have ushered in an important opportunity from the urban stock market to the rural incremental market. Designers can start from the aspects of modern translation of intangible cultural heritage elements, innovative application of local materials, and restoration of behavioral scenes.

(3)消费升级(生活品质提升)

在消费升级与生活理念转型的浪潮下,2025年的年轻群体对居住空间的追求已从单纯的”美观”转向”感官体验+精神共鸣+可持续价值”的三维品质标准。设计师需要从以下三个维度重构设计策略,才能真正打动这批”挑剔但愿意为品质买单”的新生代业主。

Under the wave of consumption upgrading and life concept transformation, the pursuit of living space for young people in 2025 has shifted from simple “beauty” to the three-dimensional quality standard of “sensory experience + spiritual resonance + sustainable value”. Designers need to reconstruct design strategies from the following three dimensions in order to truly impress this new generation of “picky but willing to pay for quality” owners.

(4)技术方面

AI和VR的发展,可能会改变设计流程。AI能自动生成设计方案,降低基础设计的门槛,可能导致初级设计师的需求减少。但高端的创意工作还是需要人类设计师,所以技术可能分化行业,淘汰一部分人,同时创造新的机会。

The development of AI and VR may change the design process. AI can automatically generate design solutions, lowering the threshold for basic design, which may lead to less demand for junior designers. But high-end creative work still requires human designers, so technology can disrupt the industry, eliminate some people, and create new opportunities.

(5)区域差异

一线城市市场饱和,竞争激烈,而三四线城市和农村随着城镇化可能有增长空间,设计师可以考虑下沉市场。

First-tier cities have saturated markets and fierce competition, while third-tier cities and rural areas may have room for growth with urbanization, and designers can consider sinking markets.

Although the real estate downturn may reduce the demand for new home design, old renovation, consumption upgrading, technology adoption and emerging markets may provide new opportunities. There is a risk of job losses, especially for uncompetitive designers, but the industry as a whole may not experience mass job losses, but a structural transformation. Designers need to upgrade their skills to adapt to new technologies and market demands, such as learning sustainable design, smart home integration, etc., while expanding into service areas, such as commercial space or elderly care design, which may be more stable.

In general, the industry will experience a transformation from “quantity” to “quality”, and designers with strong adaptability will not only not lose their jobs, but may gain more space for development, while practitioners who passively wait for market demand to pick up may face the risk of elimination.
